1. What inspired you to enter the real estate development industry?
Real estate development involves the use of creativity, strategy, finance, and value creation over the long term. I have always been drawn towards the concept of turning land into projects which create positive community effects along with sustainable economic value. This ability to influence cities is one of the things that draws me to real estate.
2. How has your experience since 2019 shaped your approach to development projects?
Starting from 2019, my participation in development strategy, market entry strategy, sales, infrastructure and investment-oriented real estate projects has provided me with an understanding that besides the actual construction process, several other aspects are necessary for the successful implementation of such projects. These include positioning on the market, viability, branding and execution among others.
3. What are the key factors you consider before acquiring land for a project?
Location, demand, zoning, development potential, accessibility to infrastructure facilities, and financial feasibility are the major considerations. The principle of highest and best use analysis occupies a prominent place in my analysis because it ensures the optimum use of land resources.
4. How do you evaluate the feasibility of a real estate development opportunity?
Demand, prices, competition, costs of construction, financing, absorption levels, and projected returns are evaluated. Feasibility involves weighing risk against opportunity while ensuring that the project maintains its competitive edge in the marketplace.
5. What challenges do you face when developing projects across different countries?
Every market possesses its own regulatory environment, buying habits, economics, and business culture. The difficulty is to implement international best practices within a local market context without compromising on quality and proper investment principles.
6. How does your multidisciplinary team contribute to project success?
In our team, we have specialists on development, sales, marketing, CRM systems, commercialization, and consultation. Therefore, our projects can be approached from different angles, thus resulting in an integrated solution for the successful realization of the project and its commercial success.
7. How have your studies at the University of South Florida influenced your career?
International perspectives were gained through my education at the University of South Florida and enhanced my analytical capabilities and business decision making. My education also introduced me to global markets and diverse ways of looking at real estate and investments.
8. What value did the Cornell University and Columbia University certifications add to your expertise?
The certification from Cornell University Real Estate Development improved my knowledge regarding development strategy, planning, and valuation. The certification from Columbia University Construction Management increased my knowledge related to project implementation, construction, and risk management. The combination of both gave me a better understanding of the complete development cycle.
9. What trends do you currently see in the residential and hospitality sectors?
Lifestyle, convenience, wellness, and experience are becoming important considerations for buyers and investors. The growth of mixed-use development projects, branded residence, serviced apartments, and hotel-inspired residential concepts is growing because of this trend in consumer behavior.
10. With over 750,000 m² in your development pipeline, what are your growth plans for the coming years?
We will concentrate on growing quality residential, commercial, mixed use, and hospitality development properties in Türkiye, Kazakhstan, Central Asia, and even venturing into further international markets. Within the next two to three years, our goal is to double or triple our development pipeline by growing strategically and acquiring new projects. This vision of ours will be to grow quality real estate development properties, which will bring good returns and perform well in the market.
